Limpopo is a demanding province to build in. The Waterberg runs hot, termites are a real and constant threat to untreated timber, and a lot of the properties we work on are dirt-road farms and game reserves an hour off the tar. That changes how a structure has to be specified. Wendy Houses & Log Cabins in Thabazimbi
Thabazimbi sits in the heart of the Waterberg, and most of what we do here is on farms, game reserves and mine-adjacent properties rather than in town. That shapes the brief: hunting huts and guest chalets for lodges off the Rooiberg and Northam roads, staff accommodation on cattle and game farms, and Nutec cottages in Regorogile and the older suburbs for families who need an extra room without months of brickwork and rubble.
Bushveld conditions are hard on buildings. Summer regularly pushes past 35°C and termites are a genuine problem right across the Waterberg, which is why nothing leaves our yard untreated. We also specify galvanised corrugated or IBR roofing rather than lightweight sheeting, because summer hail here is not gentle.
We deliver and build in Thabazimbi, Regorogile, Northam, Rooiberg, Amandelbult and on the surrounding game and cattle farms.
Site Offices & Nutec Housing in Lephalale
Lephalale — still Ellisras to plenty of people — has a completely different demand profile. With Medupi, Matimba and Grootegeluk on the doorstep, most enquiries here are for site offices, security offices, workers’ quarters and bachelor flats: buildings that have to go up fast, take daily hammering, and come apart again when a contract ends.
We build those as panelised Nutec units that bolt together on site, which means a two-room site office can be delivered and standing inside a day. For longer-term accommodation we raise units onto a brick plinth or steel stilts to keep them clear of ground moisture and runoff.
Lephalale is one of the hottest towns in South Africa. Insulated ceilings, generous roof overhangs and cross-ventilation are specified as standard on every Lephalale build, not offered as an upsell, because a Nutec building without them is unusable in January.

Granny Flats & Backyard Rentals in Mokopane
Mokopane sits on the N1 with Mogalakwena mine just north of town, and demand here leans heavily toward backyard rentals and family accommodation. A well-built Nutec bachelor flat or two-room unit in Piet Potgieter, Mahwelereng or the extensions can pay for itself in rental income inside a couple of years, and it goes up in days rather than months.
We also build granny flats, garden offices and tool sheds for homeowners who want the extra space without a building team camped on the property for six weeks. Because Mokopane is straight up the N1 from us, delivery is simple and lead times here are shorter than anywhere else in Limpopo.

A Wendy house that works on the Highveld will not necessarily survive a Waterberg summer. These are the four things we change for Limpopo builds.
Termite & Borer Protection
Termites are endemic across the Waterberg and will find untreated pine. All structural timber is treated with waxoil and mahogany sealer, and we recommend a raised plinth or stilt foundation rather than sitting timber directly on soil.
Heat & Insulation
With summer highs above 35°C in Lephalale and Thabazimbi, we fit insulated ceilings, extend roof overhangs to shade the walls, and position windows for cross-ventilation so the building is liveable without running air conditioning all day.
Dust, Hail & Runoff
Galvanised corrugated or IBR roofing over a proper purlin spacing handles summer hail. Raised foundations and correct drainage keep thunderstorm runoff from undermining the structure on sandy Waterberg soil.
Remote Site Access
A lot of Limpopo work is on gravel roads well off the tar. We deliver in panels on our own trailers and assemble on site, so access that would defeat a pre-built delivery is not a problem.

How much does a Wendy house cost in Limpopo?
Price depends on size, cladding, foundation and how far we travel. A basic timber tool shed starts far lower than a fully finished Nutec family home with electrical and plumbing. Delivery to Thabazimbi, Lephalale or Mokopane is quoted per trip based on distance, so it is worth combining orders if you need more than one structure. Send us your dimensions and town and you will get a written quote with nothing hidden.
Do you deliver to farms and game reserves outside town?
Yes. Most of our Waterberg work is on farms and reserves well off the tar. Because we deliver in panels and assemble on site rather than trucking a completed building, gravel roads, gates and tight access are rarely a problem. We do ask for a pin location and a note on whether a light delivery vehicle can reach the build spot.
How long does a Nutec house take to build in Limpopo?
Manufacturing runs roughly two to four weeks depending on size and current order load. On-site assembly is usually one to three days for a standard unit, longer for double-storey or multi-room builds. Lephalale site offices are typically the quickest because the design is repeatable.
Will termites destroy a Wendy house in the Waterberg?
Not if it is treated and founded correctly. Every structure we build is treated with waxoil and mahogany sealer, and we strongly recommend raising the building on a brick plinth or steel stilts rather than resting timber on soil. Untreated Wendy houses bought cheaply do fail in the bushveld — that is exactly why we do not sell them that way.
Do you do the electrical and plumbing as well?
Yes, both are done in-house. That matters more in Limpopo than in the city, because finding an available electrician and plumber to finish a backyard flat in Mokopane or Marapong can take longer than the build itself.
Can a site office be moved when the contract ends?
Yes. Our site and security offices are panelised, which means they bolt together and come apart again. Contractors around Lephalale and Northam routinely move ours between sites. Tell us upfront that relocation matters and we will specify the connections accordingly.
